Applied Earth Sciences, Inc. (AES) performs environmental site assessments for a variety of industrial, commercial, and residential properties for both purchasers and sellers. This service substantially reduces liability exposure by providing due diligence. A typical site assessment conducted by an experienced engineer, hydrogeologist, or environmental scientist includes multiple tasks.
PHASE I - ENVIRONMENTAL SITE ASSESSMENT
Phase I Environmental Site Assessments are used to screen commercial and industrial properties prior to transfer or foreclosure and include the following tasks:
- Review of deed records to determine past use of property
- Viewing historical aerial photographs for evidence of previous activities on the property
- Identification of and discussions with appropriate regulatory agencies regarding outstanding environmental issues
- Review of federal and state environmental databases for registered sites on and around the subject property
- Detailed site inspection to identify actual or potential environmental concerns such as underground storage tanks, piping, and illegal dumping
- Survey of adjoining properties for possible sources of contamination
- Acquisition of additional property history through interviews whenever possible
- Asbestos screening of structures if requested
- A survey of possible sources of PCB contaminants
- Preparation of report which includes a general property location map, a property plot plan, photographs of the property, and aerial photographs where available
PHASE II - ENVIRONMENTAL SITE ASSESSMENT
- Based upon the Phase I Environmental Site Assessment report or known site conditions, some or all of the following Phase II Environmental Site Assessment activities may be conducted:
- Soil boring and monitor well installation
- Soil, surface water, and ground water samples collected and analyzed for specific indicator constituents under chain-of-custody protocol
- Asbestos inspection sampling following AHERA, TDH criteria, or other client-approved guidelines
- Sampling of waste material for specific constituents and classification
- Preparation of report which includes a general property location map, a property plot, photographs of the property, aerial photographs where appropriate, and sample results and documentation
